The Bond is located in 45-67 Queen Street, Glasgow. Originally designed and built in 1899 as a mercantile warehouse for Hunter Barr and Co., the building is Grade B listed and sits within the Glasgow City Centre, Central Conservation area.  Our vision for The Bond was to create a light, contemporary, flexible office space which would appeal to a wide range of tenants and fulfil Glasgow’s ambitious CDP3 by supporting and retaining employment generating business within the city centre.

We upgraded and improved the entrance and reception areas to give a warm and welcoming feel whilst providing fully compliant accessibility into and throughout the building.  By zoning the atrium we have transformed previously redundant and empty spaces into distinct areas in which users can chat, meet, eat and relax.

On floors one and two the removal of suspended ceilings exposed the full extent of the original sash and case windows to flood the floor plates with natural daylight. Cast iron columns have been liberated to reveal previously hidden ornamental detail at their capitols and in the cast vaulted ceilings between the beams, which helps to define and anchor the workspaces within the historical context. The enlargement of the wall openings in the newly exposed brick cross walls has improved circulation, and enhanced the open plan layout.

At basement level, we removed significant areas of car parking and created bike storage, along with shower, changing, lockers and drying facilities which all help to drive the ESG agenda in the reinvention of this Victorian gem.
