The handsome sandstone villa on the site was home to a local hotel and had unsympathetic extensions to both sides with an outdated conservatory to the front, occupying the principal aspect. These were demolished and contemporary new extensions built to both orthogonal sides of the building, forming substantial complimentary architectural elements. A compliment of 4 no: 2 bed and 6 no: 3 bed flats were designed with a mix of single and duplex designs to suit the existing and new build solution. The existing building as refurbished to retain existing notable features, whilst the new extensions have large, glazed elements and generous balconies overlooking the leafy Polwarth surroundings.
